When was your boiler last serviced?
New Building Regulations April 2005
Any new boiler needs to be fitted by a competent person in accordance with the Building Regulations and Gas Safety (Installation and Use) Regulations.
The easiest way to ensure this is to employ a CORGI (Council for Registered Gas Installers) registered installer to do it for you.
CORGI can provide details of registered installers in your area. Each installer must carry an ID card, which lists the gas work they are qualified to do. You should check it covers the work you are expecting and includes the words 'energy efficiency'. You can also check their registration with CORGI.
Gaslec are, of course, CORGI registered. In fact, as our registration number (264) indicates, we were one of the first to be registered.
Energy Efficiency Regulations
Around 16% of carbon emissions in the UK come from gas and oil central heating boilers. To combat this, the new regulations state that all new and replacement boilers must now meet SEDBUK A or B ratings. In other words, all new or replacement boilers must be high energy-efficient ones.
Thermostats and Controls
A modern boiler will not perform well if it has poor controls.
To allow these high efficiencies to be achieved in practice, the new Building Regulations also require that any system has a time clock or programmer, a room thermostat (that will switch off the heating when it is not needed) and a hot water tank thermostat (except where combi boilers are used without a tank). They also require the system to be fully pumped (preventing older "gravity" systems) and the wiring in of a boiler interlock that will stop the boiler firing if neither the hot water nor central heating circuits requires any heat.
